How much does conveyancing cost?

Every property transaction is different, so costs can vary depending on the type of matter and any associated disbursements. At Smooth Move, we believe in complete transparency, which is why we'll provide a clear breakdown of all anticipated costs from the outset-no hidden fees and no surprises.

We also believe that quality matters. Buying, selling or remortgaging a property is one of the biggest financial decisions you'll make, and our fees reflect the personal service, communication and expertise you'll receive throughout your journey.

How long does the conveyancing process take?

This is one of the questions we're asked most often, and the honest answer is: it depends.

Most property transactions take between 8–16 weeks, although we've seen some complete much quicker and others take longer depending on the circumstances involved.

Every transaction is unique, and timescales can be influenced by a number of factors, including the length of the chain, mortgage arrangements, survey results, searches and how quickly information is provided by all parties involved.

Until we know the details of your transaction, it's difficult to give an exact timeframe. What we can promise is that we'll keep you informed throughout the process, explain any factors that may affect your timescale and provide honest, realistic guidance based on our experience of similar transactions.

Our goal is always to keep your move progressing as smoothly and efficiently as possible.

What does a conveyancer actually do?

A conveyancer manages the legal process involved in transferring ownership of a property from one person to another.

While buying or selling a home may seem straightforward, there are many legal checks, enquiries and requirements that need to be completed behind the scenes to ensure everything is correct before contracts are exchanged and the transaction completes.

Your conveyancer will liaise with estate agents, mortgage lenders, solicitors and other parties involved, review legal documents, carry out searches, raise enquiries, deal with contracts and guide you through each stage of the process.

Do I need a solicitor or a conveyancer?

For most property transactions, you will need a qualified legal professional to handle the conveyancing process. Whether that professional is a solicitor or a conveyancer will depend on the nature of the transaction and the firm you choose to work with.

At Smooth Move, we provide specialist conveyancing support and consultancy services through an SRA-regulated law firm, meaning your transaction benefits from both dedicated conveyancing expertise and the protection of a regulated legal practice.

For clients, the most important consideration isn't necessarily the title of the person handling your matter-it's the quality of service, communication and experience they bring to your transaction.

Our focus is on providing clear advice, proactive support and a personal service throughout your move, ensuring you always know who is handling your transaction and where things stand.

What are disbursements?

Disbursements are third-party costs that arise during a property transaction. These are charges that we pay on your behalf as part of the conveyancing process and are separate from our legal fees.

Examples of common disbursements include property searches, Land Registry fees and bank transfer charges.

At Smooth Move, we believe in complete transparency, so all anticipated disbursements will be clearly outlined in your quotation from the outset, helping you understand exactly what costs are involved and avoid any unexpected surprises along the way.

What searches are required when buying a property?

Property searches help uncover important information about a property and the surrounding area that may not be immediately obvious.

The most common searches include Local Authority, Drainage & Water and Environmental searches. Depending on the property's location, additional searches may also be recommended.

We'll advise you on which searches are appropriate for your purchase and explain any results that may require further investigation, ensuring you can move forward with confidence.

Do I need to make a payment upfront?

Yes. We ask all clients to make a payment on account at the start of their transaction.

Think of this as a deposit towards your overall costs. The payment is credited back to your account and will be reflected on your final completion statement.

This allows us to get started on your transaction straight away, carry out the initial work required and cover any upfront expenses, such as searches and other third-party costs that arise at the beginning of the process.

We'll always be clear about the amount required and what it will be used for, so there are no surprises along the way.

What happens between exchange and completion?

Once contracts have been exchanged, the transaction becomes legally binding and a completion date is agreed. Between exchange and completion, your conveyancer carries out the final legal and financial checks, prepares the funds required and ensures everything is in place for moving day.

Completion is the day ownership officially transfers, the keys are released and you can move into your new home or hand over your property to its new owner.

What can delay the conveyancing process?

Every property transaction is different, and there are a number of factors that can affect timescales. Common causes of delays include long property chains, mortgage offer delays, survey issues, outstanding enquiries, search delays and waiting for information from third parties.

While some factors are outside anyone's control, we'll always keep you informed, proactively chase where needed and provide honest advice on what to expect throughout your transaction.
